Traverse Architectural Group (TAG) provides an extensive range of services tailored to the individual client requirements. The client will be able to work with us to select those services appropriate to their special needs. "Basic Services" is based on the following design phases of a project.
A. Pre-design and Programming Phase.
B. Schematic and Design Development Phase.
C. Construction Documentation.
D. Bidding, Negotiation and Construction Contract Administration Phase.
E. Post evaluation, and other services.
Pre-design and Programming Services:
TAG spends and extensive amount of time understanding the clients needs and vision through the use of programming documentation. Preparation of the space requirements outline will help define the functional relationship among components of the project. During this phase, analysis of the existing site conditions occurs, environmental issues, utility needs, topography, zoning, geotechnical analysis, etc., all relate to the inherent design of the built environment.
Design and Construction Document Services:
TAG prides itself on providing innovative, creative budget conscious design services formulated around the individual clients needs. Throughout the project, from the initial schematic design, through construction documentation, the client's vision is the primary concern. TAG handles all consultant discipline coordination, (structural, mechanical, plumbing, electrical, civil, and landscape design) to provide the client with a complete set of contract documents and specifications for construction.
Construction Contract Administration Services:
Construction contract administration services include a vast array of services geared toward providing the client with the best possible architecture. TAG continues to coordinate the various disciplines, provides agency consultation, bidding negotiations and evaluations, and construction contract agreements. TAG will provide construction field observations, shop drawing coordination, change order directives, as-built final record drawings, and post construction evaluation services as well.
Supplemental Services:
TAG provides many supplemental services requested by clients, which include site planning and design, renderings, model construction, construction cost estimates, environmental studies, and life cycle cost analysis.
